With bidding opening at $1,500,000, this real estate will sell to the highest bidder.
- Our live auction at the premises begins at noon on Saturday, November 17, 2018. Registration begins at 11 AM.
- This land and structures are offered and sell in as-is condition with no representation or warranty, with no financing, inspection, or other contingencies, and with all faults and benefits. Legacy Auction & Realty represents the Seller only and does not inspect properties on bidder's behalf. DO NOT BID if you have not inspected the property and have not read and agreed to be bound by the terms of sale in the Contract.
- Your inspection of the property and attendance at this auction are at your own risk. Auctioneer and Seller, their agents and employees, expressly disclaim any relationship and shall not be liable to any person for damage to their person or property while in or on this property, nor shall they be liable for any defects, dangers or conditions on the property. All persons enter the property and attend the preview and auction at their own risk and shall defend, indemnify, and save harmless the Auctioneer and Seller, their agents and employees, from any and all liability attendant thereto.
- Non-refundable buyer premium of six percent (6%) of the winning bid will be added to the winning bid to equal the final sale price. This amount is due at the announcement of "SOLD!"
- Auction Day Registration: Bidders must present photo identification and a $90,000 cashiers check to register. Make check(s) payable to LEGACY AUCTION & REALTY. Balance of auction-day deposit, if any, is due by the winning bidder in the form of a personal or business check.
- The Winner! The successful purchaser will be required to deposit a bank cashier’s check for $90,000 (equaling 6% of the minimum bid) and, if necessary, increase the total deposit via personal or business check to 6% of the high bid (hammer price). For example, a winning bid of $1,650,000 requires an additional auction-day payment of $9,000 ($90,000 + $9,000 = $99,000, equaling 6% of the winning bid).
- We strongly encourage bidders to arrange necessary financing ahead of auction day. Knowing the amount of a mortgage you are approved for determines how much you can pay for any property, no matter how you buy it.
- Closing within 61 days, or by/before January 17, 2019. It is the buyer's responsibility to contact a local title agency or real estate attorney for a property-specific estimate of closing costs prior to placing a bid.
